Spring residents meeting 2025

Summary

Spring residents meeting
19th June 2025

Attended by:

Rich, Margaret, Nell, Abi, Mark, Isobel, Keisha, Debbie, Charlie, Brian, Sebastian, Liam, Jingyi, Partick, Andreas

Updated about online meeting with new estate management, meeting and back to less than square one. New estate management department, no existing knowledge of the estate issues. Also they insist on dividing residents into leaseholders and tenants - this is not acceptable as issues affect all of us.

Rich Holman and Margaret Greer joining the board of Boiler House Spaces.

Congratulations to Margaret Greer on becoming Mayor of Enfield

Mark Lister - Interim Chief Executive of Boiler House Spaces general introduction about what they do. Then introduced the plans for the extension, community gardens and refurb of the site. Including timelines for planning application, and planned schedule of works. Group discussion and ideas around uses of space.

Keisha gave overview of day to day operations of Boiler House including the Good Place pantry, classes and events.

Containers on the south lawn - Yves walkthrough of the situation. The containers were for Nightingale estate, timelines and responses from SH, seems they accept it was a mistake to organise containers on South lawn, without consultation and discussion. Expect compensation and guarantees around future usage (e.g. for estate works only). Chas Berger have said they will ‘make right’. Group discussed what we would want. Chas Burger to make it right and contribute something to allow us to enhance the space, either through gardening equipment or other community items. Meeting on 23rd online to discuss directly with SH/Chas Burger.

General discussion around communal vs private. Many issues either are communal or become communal, SH focus too much on assigning jobs to flat numbers and need to deal with us more as an estate. Via walkabouts with people that can actually do something, not line managers that pass it onto other departments. Confusion around what responsibilities we have as leaseholders / tenants.

Some anti-social behaviour raised. Walkabouts with SH and local council representatives would be a route forward as these sort of issues tend to fall between the gaps.

Keats estate, lights not working for 6 months, gates not locking for 3 years.

Pigeon netting on tower blocks in a very poor state of repair and causing health and safety issues with residents. Worst issues are in communal areas.

Gas pipes on 67, and maybe 68/69 do not have a special coating that protects them, leading to recent gas leak.

Alham Tower Block long running leak - walkthrough of recent situation.

Discussion around raising complaints being the only method for attention.

Parking, they are still trying to set up the new system however those who need to renew permits cannot and are therefore likely to get fines.

Fire door, the bottom fire door in Cazenove Tower Block is still being left wedged open.

Complaints from 60s low rise block around lack of maintenance of gardens privately owned. Again SH needs to acknowledge private issues become communal ones. Regardless of resident type.

Roof payment, still no information around expected timelines
